Living in Kent. The working valley.
Kent, WA fills the Green River valley between Seattle and Tacoma, with big residential hills rising on either side. It is one of the most diverse cities in Washington, it builds actual rockets, and the Sounder train puts downtown Seattle about 25 minutes from downtown Kent.
Living here
Living in Kent means picking one of three worlds. The valley floor holds historic downtown, the shops and movie theater at Kent Station, the accesso ShoWare Center, and the Kent Valley industrial district: one of the largest manufacturing and warehouse concentrations on the West Coast, where Blue Origin builds rockets and Boeing runs space and defense work. For a lot of households here, the commute is a few flat miles.
East Hill is the big residential side: ramblers and split-levels from the 60s through the 90s, newer subdivisions and townhomes, and everyday retail along the ridge. Lake Meridian sits at its eastern edge with a swim beach, fishing dock, and boat launch that fill up all summer. Scenic Hill, just above downtown, keeps the older character homes and the views.
West Hill faces I-5, closer to Sea-Tac and the Des Moines waterfront, and now has its own light rail stop. Down on the valley floor, the Green River and Interurban trails run for miles, and the Green River Natural Resources Area is a genuine wildlife refuge in the middle of it all.
Who it fits
Aerospace, manufacturing, and logistics workers who want the job minutes away instead of across a bridge. Seattle commuters who would rather read on the Sounder than sit on I-5. And first-time buyers who get more house on East Hill than the same money buys in Renton or Seattle, in a city where the food scene alone is worth the move.
Getting around
SR-167 runs the length of the valley, and SR-516 crosses it to reach I-5. The Sounder S Line leaves Kent Station downtown and reaches Seattle's King Street Station in about 25 minutes, with a parking garage and a full bus transit center at the platform. Since late 2025, Link light rail also serves Kent Des Moines Station on the West Hill, near Highline College, with direct trains to Sea-Tac and downtown Seattle. Driving, figure roughly 15 minutes to Sea-Tac, 25 to Tacoma, and 35 to 45 to Seattle depending on the hour. Bellevue runs up 167 to I-405.
Schools
Most Kent schools sit in the Kent School District, which also covers Covington. Parts of the West Hill fall in Federal Way Public Schools, and a northern edge in the Renton School District. Independent ratings are linked below, with deeper data on the state's OSPI report card.
