About thirty minutes to Seattle, twenty to Tacoma, and light rail now running from Federal Way Downtown. Living in Federal Way is the corridor's best commuter math, and the housing mix runs from Sound waterfront to lake neighborhoods to walk-to-the-station condos.
Living here
Neighborhoods in Federal Way, WA wrap around a chain of small lakes and the sprawling green of Dash Point State Park on the Sound. The Commons mall anchors the retail core, and the light rail extension that opened in late 2025 changes the Seattle equation entirely.
The west side is the surprise: Dash Point and Dumas Bay put real saltwater shoreline inside the city limits, and Twin Lakes carries the established feel, a golf course community of 1970s and 1980s homes on generous lots. Toward the center, Steel Lake and Mirror Lake are classic mid-century territory: ranches and split-levels wrapped around their namesake lakes, with Steel Lake Park's swim beach a short walk for the lucky streets.
Daily life has more range than people expect: Celebration Park's ballfields and trails, the Pacific Bonsai Museum and Rhododendron Species Botanical Garden on the old Weyerhaeuser campus, and Wild Waves when the kids need a summer day out. Around the new station, the Town Center blocks are where the condos and apartments cluster, and where the city is pushing its next chapter.

Split-commute households: one paycheck pointed north and one pointed south. And first-time buyers priced out of both cities who refuse to give up on either one.
Getting around
The big change landed in December 2025: the 1 Line now runs from Federal Way Downtown Station, at the transit center, straight through Sea-Tac Airport to downtown Seattle in roughly 50 minutes, with trains about every 8 minutes at peak. No parking downtown, no I-5 gamble. By car, I-5 runs the length of the city, SR 18 peels off here toward Auburn and the I-90 corridor, and the RapidRide A Line works Pacific Highway around the clock. Tacoma is about 20 minutes down I-5, Sea-Tac about 15 minutes north, and JBLM roughly half an hour south.
