Living in Longview. The planned city.
Longview was drawn up on paper in 1923 by timber baron R.A. Long, and it shows: boulevards, a civic center, and a lake park running right through the middle of town. It sits where the Cowlitz River meets the Columbia, on the I-5 corridor about an hour north of Portland, and Longview, WA remains one of the most affordable real cities in western Washington.
Living here
The heart of living in Longview is Lake Sacajawea Park, the centerpiece of the original 1923 plan: a mile-and-a-half long lake with a 3.5 mile loop trail, footbridges, and even the famous Nutty Narrows squirrel bridge nearby. The Old West Side wraps around it with the city's best historic housing: 1920s and 1930s craftsman and Tudor homes on tree-lined streets, walkable to the lake and to R.A. Long High School's landmark 1927 campus.
The Highlands on the east side is where budgets stretch furthest: modest ranches and bungalows that keep first homes within reach. Columbia Heights climbs the hillside just above downtown with mid-century and newer view homes overlooking the city. Downtown itself centers on Commerce Avenue and the civic circle, with the library R.A. Long gifted the city still anchoring it. The working end of town runs along the Columbia: the Port of Longview and the paper and packaging mills along Industrial Way are still major paycheck sources, and Lower Columbia College sits right in the middle of the city.

Who it fits
First-time buyers priced out of Vancouver and Portland, mill and port families who work in town, and remote workers who want a real house, a real downtown, and a lake to walk after dinner. Historic-home lovers get genuine 1920s stock on the Old West Side for a fraction of what the same house costs in a Seattle or Portland neighborhood. Retirees like the flat lake loop, the college's community programs, and having a full hospital in town.
Getting around
I-5 runs just east of town through Kelso, reached in minutes via SR 432 or SR 4. Vancouver is roughly 45 minutes south and Portland about an hour in normal traffic. Seattle is around two hours north. The Lewis and Clark Bridge crosses the Columbia to Rainier, Oregon for commuters headed down the Oregon side. The Kelso Multimodal Transportation Center, five minutes away, has Amtrak Cascades and Coast Starlight service to Portland and Seattle, and RiverCities Transit runs local buses across Longview and Kelso.
