Living in Kelso. Three rivers and a train station.
The Cowlitz County seat sits where the Cowlitz and Coweeman rivers meet the Columbia, right on I-5 and directly across the river from Longview. Living in Kelso is one of the most affordable ways to own a house on the entire Seattle-to-Portland corridor, and the town has its own Amtrak depot downtown.
Living here
Most of Kelso is laid out on walkable gridded streets: early-1900s craftsman homes and postwar cottages near downtown and the depot, mid-century ramblers filling in from there, and newer construction climbing the hillsides east of the freeway. Butler Acres is the classic family pocket, West Kelso sits across the Cowlitz closest to Longview, and Lexington runs north along the river on Highway 411. Both ends of that range are pictured below: the Victorian-era Nat Smith House in the historic core, and a classic front-porch foursquare on Fishers Court in West Kelso, the everyday face of the local housing stock. Lots tend to be usable and flat on the valley floor, with view streets up the hill.
Tam O'Shanter Park along the Coweeman is the city's living room, and every September it hosts the Highlander Festival: bagpipes, caber tosses, and a nod to the Scottish surveyor who named the town after Kelso, Scotland. The Cowlitz River holds the town's oldest claim to fame: the winter smelt run, which earned Kelso its title of Smelt Capital of the World. Retail clusters around Three Rivers Crossing at the freeway exit, and the county courthouse campus keeps downtown working on weekdays.
Daily life in Kelso, WA is shared with Longview across the bridges: PeaceHealth St. John Medical Center, one of the area's largest employers, plus the mills and the port are all minutes away. Kelso holds its own side of the equation with county government jobs, the train station, and house prices that let a first paycheck actually buy something.

Who it fits
First-time buyers priced out of Clark County, Portland-corridor commuters who will trade a longer drive for a much smaller mortgage, and anyone working the hospital, the mills, or the county. It also quietly suits rail commuters and remote workers: the depot is a short walk from the historic neighborhoods, and Portland is a train ride away.
Getting around
I-5 runs straight through town: Portland is about 48 miles south, roughly 50 minutes outside of rush hour, and Vancouver is about 40 miles. Longview is minutes across the Allen Street bridge, and Highway 411 follows the Cowlitz north through Lexington to Castle Rock. The Kelso Multimodal Transportation Center, a restored 1912 depot near downtown, is served by multiple daily Amtrak Cascades round trips plus the Coast Starlight, with direct service to Vancouver, Portland, Tacoma, and Seattle.
