The communities
Spanaway
The namesake: lake, forest, and some of the county's most attainable first homes, ten minutes from JBLM's gates.
Spanaway Lake anchors the west side, with the county park's swim beaches and picnic lawns, Lake Spanaway Golf Course, and the walking trails of Bresemann Forest right behind them. Sprinker Recreation Center holds down the corner at Military Road. The housing runs from 1960s-to-90s ramblers on quarter-acre lots to newer infill streets, and Pacific Avenue keeps every errand five minutes away.
Frederickson
The growth engine. New construction neighborhoods, big employers, and streets that did not exist ten years ago.
The manufacturing and distribution campuses along Canyon Road anchor thousands of jobs, and the rooftops keep spreading east toward 161. If you want a newer floor plan without South Hill pricing, this is where we look first: parks and schools here are being built alongside the houses, not decades after them.
Elk Plain & Loveland
The middle of the square: established acreage lots and quiet streets between the highways.
This is horse-property country. Wells, septic, tall firs, and lots measured in acres instead of square feet. You're fifteen minutes from errands in either direction, and it still feels like open county the whole way home.
Clover Creek & Summit View
The northern edge along 512, closest to Lakewood and the base.
The creek itself winds through the older plats on its way toward Steilacoom Lake. Commuters like this edge for a reason: 512 puts Tacoma, I-5, and the base gates minutes away, and the housing stock skews established, with mature trees and real setbacks.
South Creek, Rocky Ridge & Roy
The southern reach, where lots get bigger and the pace gets slower, down to Roy's one-stoplight charm.
Acreage, hobby farms, and long fence lines, with Muck Creek running through the prairie. Roy itself is a real incorporated town with a wooden water tower by the old rail line and a rodeo weekend that packs the grandstands twice a year. When clients tell us they want room to breathe, this is the drive we take them on.
JBLM next door
The western boundary of this area is the base itself. PCS families land in Spanaway, WA because the commute is minutes, not miles, and the housing allowance goes further than anywhere comparable.
Schools
Spanaway schools are simpler than most: nearly the entire Greater Spanaway Area is served by one district.
