PCS to JBLM: the 90-day home search timeline
Orders to Joint Base Lewis-McChord come with a countdown attached. The families who land smoothly are almost never the ones with the biggest budget: they are the ones who did the right things in the right order. Here is the order.
90 days out: set the foundation
- Talk to a lender before you look at a single listing. If you plan to use your VA loan benefit, get your Certificate of Eligibility started now. A real pre-approval tells you your true price range and makes every later step faster.
- Decide your commute tolerance, not your dream neighborhood. JBLM sits between Lakewood, Spanaway, Puyallup, and the Olympia corridor. Fifteen minutes of commute difference changes which towns are on your list, so start from the gate you will actually use.
- Get connected with an agent who knows the base. A local agent can preview homes, video-walk you through them, and tell you which streets back up to the artillery range. That knowledge does not show up in listing photos.
60 days out: shop from a distance, seriously
- Tour by video, shortlist by commute. Have your agent walk the homes live on camera and drive the commute at the hour you would. What you want at this stage is a shortlist of three to five homes, not thirty tabs.
- Understand what your offer needs to look like. Your agent should walk you through what sellers in this market expect: timelines, earnest money, and how a VA offer is positioned so it competes cleanly.
- Line up the paperwork you will need at closing. Orders, LES statements, and lender documents have a way of hiding in moving boxes. Keep digital copies somewhere you can reach from any device.
30 days out: tour smart and commit
- If you can take one house-hunting trip, take it now. Two focused days with a prepared shortlist beats a week of wandering. See your top picks back to back while comparisons are fresh.
- Write the offer with your report date in mind. Closing timelines can be set so your household goods and your keys arrive in the same week instead of a month apart.
- Have a bridge plan. Even well-run closings can shift. Know what temporary lodging looks like for a week or two so a small delay stays small.
Report day and after
If the timeline slipped, that is normal: plenty of families report first and buy in their first months on station. Renting for a season while you learn the area is a strategy, not a failure. The point of the countdown is not perfection. It is arriving with decisions already made, so the move serves your family instead of running it.
